A very important work on California land titles, the first report after the American takeover to delve into the complicated problem of Spanish grants and land tenure. The report is most important, however, for including the first city map of San Francisco, made by William Eddy, the town surveyor, in 1849 (not present in this copy). An abbreviated, 60pp. issue of this report was published in 1850, but it did not include the map.
